@Kristie Wilson @Heber Gonzalez please please please PM me and let's have a phone conversation before you decide against an LLC! An accountant sees and LLC from a tax stand point but there are so many other reasons to have an LLC. We set ours up through an attorney in another county and it is so worth it!

^^^^ That made me laugh @Sharre Brooks! We  are also in central Arkansas and working through our first flip in Sherwood. It is quite the experience! There are definitely some good contractors around the area though, so if you need any recommendations reach out and let us know. We would be happy to help!

We were also asked to do this but we declined. We ended up with a wonderful agent who did not require this document from us. If you need her name and number feel free to PM me and I will get it over to you.

I am a wholesaler in AR and it is not true. You do need to learn the right way to do it because some of the ways people operate their wholesaling business may be illegal, but wholesaling in general is not. I would suggest you attend the local CARREIA meetings. Meet a few active wholesalers, and learn from them. Some people there have been wholesaling for over 10 years in AR.

We put an offer in on an REO in Benton and had to back out after the home inspection. I was so disappointed because we had put in so many offers prior to that one and none had been accepted. But, we kept putting in offers and finally got one in Sherwood. Keep being persistent like Kathie said and the right one will come along. Good Luck!

You may give Lynn at Pam McDowell a call. I have heard she is investor friendly but I have not worked with her (we live in Conway but have not done deals in the area).
