I am from Conway, too; and I can tell you that not every RE agency will work with creatively financed deals. There are more agencies here that will not work on them than there are that will. Talk to Randy at the next REIA meeting (April 14th). He has been working on identifying agencies that will work creatively financed deals and I am sure he can point you in the right direction.

Hi Carlitta,
I am in the Little Rock area as well and we used an attorney out of Searcy to open our LLCs. But, even he suggested if that we needed additional one we should open them ourselves online. He said it is easy and inexpensive. He also advised us to use the LLC as the holding company and purchase the properties in land trusts. Maybe something to consider for your situation as well?

@Austin Moulton the classes usually feature an active and experienced RE investor teaching their area of expertise. One month be about selling mortgage notes and the next month's class may cover how to be a good landlord. It really varies. If you join the REIA and get on the email list, Randy is very good about letting everyone know about up coming classes, events, and meetings. I don't attend the monthly Thursday meetings because I carpool that night; but look for my husband, Patrick Lane. He would love to meet you. :)

You will find lots of help from LR wholesalers/ investors here on BP and from our REIA group. The meetings are monthly and are often followed by a day of in-depth education. Make sure to check it out!

Arkansas is a tax deed state. If you prefer liens, check out MD. They have a great ROI and sell over the counter liens, as well. I have also had good experiences with AL, IL, and Nebraska.
As for AR, I have only purchased one deed here and it was a bust (essentially the land can not be found!); but it was a great learning experience. If your set on purchasing deeds in AR, call the land commissioner's office. They are very nice and will take the time to answer all your qustions.
The best advice I can give you is, before you attend the sale, research the properties you want and know your max price for each one. If you don't do the research upfront, you may purchase a phantom property like I did! :)
