We posted on Facebook marketplace and received 127 inquiries. I don't know if it was because our property was a C class but it seemed most people were just asking to be asking. We had all information (how to apply, qualifications, etc) and people still asked the questions. I think we will have better luck with a different property in a different area.

We just rented our first property with Cozy.co. It worked very well for us. I can say to keep scammers from posting your pics, I was advised to watermark your pics.

Our primary residence is on a well pump. The issue you're having is the reason we are hesitant on making this a rental property. We've been here more than 10 years. The odor and discoloration is from the well water. The odor smells like eggs (which is the sulfur) and the color is from the well (brownish color). We actually have 2 water filters in the basement that we add salt to. It sounds like your iron filter isn't working. If the well has no filtration, the water naturally turns into the issue your having. Side note: it will cost us at least $10,000 to tap into city water.

We just purchased our first SFH in the 46208. We did seller finance because we were still trying to find financing options and this one popped up. Irvington is a great area. Also anywhere near the children's museum (I'd have to get the radius). Also Riverside is up and coming. I remember more than 15 years ago I told my husband riverside is gonna be a money maker but we weren't in the position to by. There are some nice areas on the east side but stay away from 38th and Post Rd. to Mitthoefer. We've been noticing alot of movement and nice rentals/ flips in the Devington area. We're still working on our cash flow and trying to find and LEARN other ways of getting cash for those raising cash deals. Good luck my fellow Indy investors!!!

We just closed on investment property in the 46208. I also lived in that area years ago and yes you should get security cameras.

We're still learning about others ways to get funding for our REI endeavors. What books, podcast, suggestion, etc would you recommend to learn what makes a good private lending deal a good one?

Start by having a camera installed. Also document incidents that happen. They may be able to get a restraining order so they can't contact you or the tenants. Sounds like it's gonna be a fight but can't really do anything without proof. Police reports would help but you don't want to call them with every incident. Good luck.

Service animals are guidance for seeing, seizure alert, picking up objects, creating space for those PTSD, detecting anxiety, balance, turning on lights or fetching items and diabetic alert. You can only ask how 2 questions... how has your animal been trained to assist you with your disability or what work or task has the animal been trained to perform. Emotional support is just that. If the person has a service animal, they know. Check your local laws. I saw another thread about this and I don't think you can charge for service animals. Correct me if I'm wrong

Looks like termite holes. Dealt with those before. Are the holes on the same wall for both rooms?
