@Mark F. Definitely do an addendum to the lease. Make sure you add the part about tenant being responsible for damages due to malfunction of appliance (ie. water damage to floor or what the appliance is attached to). Will this appliance cause extra charges on utilities for you such as water and or electric? Im not sure what the tenants pay.

@Jean Zipagan we've been working MLS and
Driving for dollars right now. Many listings have led us to the northeast east side of town. The more we're learning, we're able to broaden our search and dollars to invest (as long as the numbers make sense. )

@Craig Curelop thank you for that advice. I have done/am doing all the above except the meet up in my community. Im still learning and navigating the website so im not sure who or where others meet. As I go further into the website and forums, I'll eventually make great connections.

My husband, Ernie, and I were born and raised in Indianapolis, Indiana (aka "Naptown). My husband has 20 years of construction background. Me, I'm a jack of all trades. We are beginning our journey to financial freedom and generational wealth. Our goal this year is to purchase our first multi family unit (or two). We're eager to learn and network with other investors and like minded people in Indianapolis or surrounding cities. We're new to this game but the first step was getting our piece on the board and a place in this real estate investment world. We're looking forward to this year's conference in New Orleans (fingers crossed). Profile pic to come.

@Jean Zipagan I'm brand new to this. How do you find out what type of area it is (ie. B/C/D)?
