Good post Jon Klaus, I was looking at this last week. Do you know if there is a way to cross reference indexes? I would like to put real estate up against oil, unemlpoyment, etc.

Gas.. after spending $300-400 per month on gas you start wondering where the money went.
The past 5 highest and best offers we've stayed at have not been accepted.

I contacted the agent who represented the tenants on the other side of the lease. We have the lease written if the tenants buy I pay her 3%. I sent her an email and asked if she still wanted the 3% .. and when they were going to buy.
She contacted my tenants and they are getting qualified today. I told them I'd sell under appraisal , under market value and give them an allowance for blinds in the house if we do a quick sale / no price haggling.
Their agent was happy with my offer and said it sounds like its a good deal. I told her I can close as soon as she can so hopefully my house will be sold soon....

Sounds to me like you're chasing the market down. I would have listed lower than the original list price. Bite the bullet and drop the price and let the market chase you. If the avg DOM in the area is really 100, you need to be at or around $230-$235k if your realtor CMA is correct at $240-250k.

I'm at about 32% on one I'm holding now. I'm very happy with that. The properties I get going forward I would like to be above 30%. Although I've never considered this function when analyzing rental properties. I always look at the 50% rule, and the 2% rule and try to get as close as possible to those.
