My biggest fear is "fear" itself. If I don't begin I'll never end. If I don't start I'll never finish.

I am looking to purchase my first property by the end of the year and sometimes my mind gets in the way and creates resistance and doubt. 

I am ready to pursue this business to replace my current career and grow my weatlth exponentially.

Hey @Lisa Grace. Congratulations on your first purchase. Don't kick yourself for not leaping sooner. Your only ready when your ready. There's always going to be great deals available. Once you create your investing strategy deals will find you. 

I look to purchase my first property by the end of the year. Being a Realtor I have learned alot about this business and am learning something new everyday. Like the Dos Equis commercial says "Stay thirsty my friend".

There are no exact areas that are better than any other. It depends on your purchase price and the terms of your deal. Each property  should be treated as its own entity and each offer should be structured to get you the roi that you desire. You may have to analyze a hundred properties to get you one that fits your criteria.

Hey Guillaume, I have just closed a sale with a company in Utica. They did the closing with the owner through a notary and she overnighted the deed, real estate transfer affidavit and all closing documents. That was very convenient .

@Michael S. In the areas of 48235, 48219, 48239, 48224, 48220. In these areas you can get between 700-900.

I see greater things coming for those that can realize the potential in a New Detroit. When all the pieces are put into place the core city area will be transformed into a "Live, Work, Play, Shop and Entertainment District.

We Are All Detroit

Do you think the damage from the pending bankruptcy of the city of Detroit will be limited to Detroit? Think again. Detroit is partly the victim of economic trends far beyond its control, the downsizing and outsourcing of the auto industry and the collapse of the sub-prime bubble, to name just two. And yes, the city has suffered from corrupt and inept local government. But leaving Detroit to a bankruptcy process that favors investment bankers over local pensioners will neither provide a fair outcome nor contain the damage. It is a travesty that the federal government and the Michigan state government are not sending Detroit a lifeline. Other cities and states stand to lose both public services and pension benefits as this trend spreads. Chicago, which just suffered three levels of bond-downgrading, looks to be next.

Hey @Michael S. Welcome to BP. There are a few areas in the city with stable neighborhoods that you can buy in for that price. What is your rehab budget? I would definitely use a property manager for the properties.

There are some wonderful people in this community that can give you lots of information on the best areas to buy and hold or to flip depending on your investment strategy.
