I'm looking for non-recourse lending in order to leverage the 100k I have in a self-direct ira. I'd like to buy multiple properties inside of this self direct but am limited with 100k. Lending to my self direct ira owned LLC is tricky because I cannot personally guarantee any loans to it because of self direct rules. Anyone know anyone that will lend non-recourse. I'm a full time investor, 20+ years experience with proven track record. Thanks for your replies!

Yeah I just received some info from them.  All seems to good to be true.

@ Ryan Fox  I'm looking to either a) Put a truck parking lot on a portion of the land to generate some income or  b) Lease the land to someone else with bright ideas,  Land is zoned industrial.

Anyone know of a lender who'd refinance land.  I'd like to lower the note payment.  I owe less than 20% of the value.

BS in Electrical Engineering.  Been investing about 19 years(Atlanta,GA).  Fix and Flips, BRRRRs, and also licensed Realtors.  Thinking about getting GC licensed.  (Go Jackets!)

Most Realtors aren't making a fraction of what a lawyer makes.  Those that are have definitely worked to get to that position.  Not sure what insider info you speak of as it relates to Realtors.  Just about anyone can get all of the info a Realtor has.  I did it for several years as an investor before I was licensed.
