We manage a lot of section 8. It’s a lot of work but we like the program. Guaranteed rent is great. The inspections aren’t usually bad at all. It’s usually a little easier to get longer leases, renewals, and rent rate increases.

The wear and tear is typically tougher. Tenant expectations are much harder to manage.

Nah, I think you did great! It can be tricky.

One thing I do is hide my number from the leasing advertising so all inquiries go to my leasing email. Then I just reply to tenant inquiries 2-3 times per day. Once I do showings I have several tenants come at the same time (since so many no show).

Once you do it more it’ll get less daunting!! No shame in letting someone else step in when you’re spread thin.

Read Shift if you want a crash course! But generally with a shift you want high cash reserves and/or strong equity. If you have a good lender they’ll let you use your current equity as collateral. If you don’t like that, refinance and pull the cash out!

What are your current terms? That can make a difference too.

Furnished finder! You can find traveling nurses, etc. not a ton of competition on there either
