I'd echo everything that Will mentioned above. The only thing I'd add would be to say that once you get your markets narrowed down, pull the trigger on the team you like (more than the market). The team is who will carry you through the market shifts, contractor hiccups, tenant disasters, and stellar finds. 

I see so many people fall in love with a market and assume all teams are created equal. I cant stress the importance of avoiding that oversight!

I'm biased, but Oklahoma City is great. Diverse economy. Fair/mild appreciation. Low property taxes. Rents remain competitive, but don't spike. Happy to share more about the market any time!

We manage and sell in the area. We don't have issues with violence, but we do tell our owners to outfit the properties for stronger wear and tear. We have more success with Section 8 in that area. Push 2 year leases as often as possible. We also like being the best house on the street and/or converting the garage to a bedroom!

@Andre Lewis when it comes to building your team I'd look for a couple things. 

  • Find a team that is investing themselves. They don't need to have huge portfolios, but they should be "in the trenches" with you. 
  • I'd also look for people who have clients who can vouch for their integrity.
    Are the company/provider reviews genuine and heartfelt?
  • Are their clients willing to talk about the good and the bad experiences? It's real estate, so something has gone wrong. How did they handle it?

I hope this helps! It seems like you got some solid advice. I imagine it can be overwhelming. We have some military clients who have invested in several markets. Our maintenance coordinator is also military and she invests from OOS. I'm not sure if they were deployed at the time they invested but I bet they'd be happy to connect with you!

I could help give you a general ballpark. 

Brief side note- I have been reminding everyone that labor AND material prices are pretty high right now compared to normal. I don't suggest trying to squeeze deals that are tight on the line.
