@Justin Lentz OKC should be on your radar. Approachable sub 80k purchase prices, low taxes, investor-friendly laws, shown to be recession-proof in the last downturn. Typically investors are snagging around 8% cap rates. It's not flooded with investors so you still have access to incredible providers and great deals. It's a market to look into! 

@Dave Foster is Susan able to hire an intermediary before close and pursue as if she had it lined up from the start? I've worked with investors that have been in similar situations and I want to best advise them!!
