@Lawrence S. you can also lock down cash flowing rentals in the areas Kelvin mentioned that perform as-is! You can lock down properties in those areas for 60-80k at 8% cap rates! Happy to answer any questions about OKC.

@Justin Mayne when does that lease expire? And does it show both the main house and the back house on it?

@Anthony Liguori I see out of state investors lock down a few off-market properties every week. There is no shortage of deals here!

whats some of the Midwest cities you suggest?

OKC all day, every day. I live and invest here so I'm biased, but with the right provider, you can lock down 8% cap rates on 60-80k properties pretty easily!

@James Santana are you asking how to find people hoping to utilize their 1031 replacement funds? I've had the most referrals from lenders and agents I know in other markets. Often people in CA, CO, NY are looking for more approachable price point/cash flowing rentals and my market fits that. It's an easy referral. With your area, I assume being more of an appreciation play (correct me if I'm wrong) I assume it's a market that people are more nervous about right now?
