@Kendal West I invest in the Milwaukee area. I would suggest purchasing a "rental ready" property that needs minimal work. Also look into the City owned properties, but you will have to complete the Landlord Training class before placing a bid on those. There are good deals out in Milwaukee, be patient.

Looking to do a cash-out refinance on a 3-unit Milwaukee property that I purchased with cash two months ago. The property is under my LLC. Any recommendations?

@Ani Kap Try Huntington Bank. I believe they are based out of Ohio. I used them to purchase a $61k SFR in Milwaukee. Interest rate was 4.25, no points. Not sure if they cover Pennsylvania though.

@Terry Ellis lol. I agree with throwing the previous owner in the tent. I believe the previous tenant brought all of these issues. When we went under contract, during the inspection, my agent/property manager informed me that the tenant was very filthy and a hoarder. My PM said that cleanliness would be discussed with the tenant after closing. The tenant also had 3 violations with the City for having junk in the yard. So with that being said, I'm not sure if the seller (out of state investor) knew of any rodent or insect problems, because the tenant probably didn't care to report it to their property manager.

@Caleb Heimsoth they moved out after noticing the bed bugs and roaches. They were only there for one day! The property manager sent me the tenant's messages and pics.

@Frank S. Thanks I agree. The tenant moved in yesterday and wants to move out now, and I can't blame her. Her first day in, she notices roaches and is attacked by bed bugs. I would be out too! I just spent an hour speaking to my property manager. Our plan is to get the place fully fumigated and have it rental ready by November 1st.
