@Jay Hinrichs yes I instead show my investors where to find the numbers and how they can run their own calculations. That way it’s not me giving investment advice. I guide clients but let them know where to check for themselves.

I do give rough ideas of rehab numbers but also recommend we bring contractors though A good agent should have great resources ans vendors and be able to show you where to find the info you are looking for without breaking the law

@Mark Abbate no number will be given if there are multiple offers. It makes no sense to go back and forth with multiple

@Mark Abbate where are you located? It is definitely a sellers market right now but there are all kinds of strategies we use to get the deals. Find a kick butt agent! To someone else’s point I am always working off market deals for my clients. Do not over pay if it doesn’t make sense to your investment plan. There is a strategy of writing best offer plus $2500 not to exceed x amongst others

@Cameron Leckliter I have a lot of thoughts.

1 the idea that using the selling agent gives you leverage is not really based on facts. There is no way for someone to truly represent both parties impartially so you could be paying more by not having your own fiduciary expert.

2. If you are asking him

To do research and work remember he is not making money until he closes a deal for you. If you are expecting research and work you should give him that commitment otherwise don’t sign if you don’t feel like you want him to be on your team.

3 people think real estate is just filling out paperwork and a lot of agents do bring little more to the table but when you find a good. agent they are a team mate on your road to financial success. They are worth their weight in gold. There is so much strategy that goes into getting a good deal. You will be over paying by trying to save a little on commission

also I agree with others. Purchasing out of state will require management company and possibly more risk and overhead than a house hack or local Investment. if you can FHA that is amazing
