also I agree with others. Purchasing out of state will require management company and possibly more risk and overhead than a house hack or local Investment. if you can FHA that is amazing

Hi @Cynthia Alexandra Sanchez I think house hacking is a great idea. I am always telling my younger clients to do this instead of paying rent. Get started with what you can afford and you will grow. Also there are TONS of opportunities right now in LA with Adu. Many of my younger investors are buying near usc and adding Adu units. Also there are a lot of options in Cali with short term rentals. Hi @Stephanie Reinagel I recommend you study your location and get average rents over covid and
non covid years. You can use airdna or all the rooms.com to reasearch. When I ran my numbers I took an average then did A wost case Scenario
The key right now is being In a driving distance location. People are not wanting to fly yet.

Hi @Sabrina Perrino you have to find a deal and know the rental market. Right now the prices in Big Bear are pretty Inflated so we have moved our search for a second vacation rental to palm desert. I did a deal deep dive on my profile though. My big bear investment has been very profitable.
1. we made an all Cash offer sight unseen to help prevent multiple offers after showing date
2 we renovated it ourselves
3 I self manage and market it.

Renovated and with market increases it would probably sell $680 today
We have had 8 vacant days total since November and brought in $75k 11/15/20-1/31/21 in rentals. That’s a great investment.

@Jo-Ann Lapin I just do not know what the non-covid market in sugar loaf is like? Any insight. These prices are artificially inflated and I see the market coming back down within the next 3 years. I would be nervous about Sugar Loaf but would love to hear more about non covid rentals there.

Hi! It’s honestly a tough time to get a deal in Big Bear because of low inventory. I think if you wait till end of season more will come on market. Keep watching though you never know when a deal may pop up! We have seen a history of bubbles in Big Bear the homes don’t appreciate like the do in LA because of the rental market - at least we have seen a pattern of highs and lows about every 5 years and we are at a high right now. That being said we found a deal in August so you never know. Let me know if you have any questions.
