Like Jaysen said, you should be fine as long as it's 1-4 units, which you said it is.

Welcome to the forums! I am new as well and am looking for help. If anyone can help me with finding a mentor in my area it would be much appreciated.

There are definitely some laws in your state that tell you which things you can and can't charge fees for. However, charging a fee for losing a key is insane. 

Can someone do something like this in the NJ area?

I am very interested in the Philadelphia area, so if anyone would like to talk let me know. 

The most nervous I have ever been. The feeling of losing everything is a haunting feeling. 

I prefer rehabbing because there is usually more money to be made, and I can make the property the way I like, not having to settle for things that I can't change.

Speak to an experienced contractor that has done this before. They will take you through all of the steps you need.
