I have 8 rentals in Texas which gets really hot during the summer and HVAC seems to be the biggest expense every year. I have trouble getting my tenants to change the filters even when I buy them. I don't want to schedule then drive out and change them myself 3 times a year. However a clean filter is the easiest way to maintain an HVAC system. I manage all of my properties. 

Do you all have any tips on how to get my tenants to be more responsible when it comes to changing the filters?

I have an investor that would like to partner with me on flips. He wants to be a silent partner and wants to put in half the money to purchase and rehab but does not want to do any work. I will be locating, purchasing, rehabbing, and then selling the property, he will just provide capital. I need the capital he is providing in order to do some of my deals. How do you guys go about splitting the profits in this type of partnership?

I have been using Power Star Realty. Commsiion split is 90/10, no fees, and if you sell or lease a house you own no fees to the broker. PM me if you have questions

I would not waste anymore time on them. Move on to the next completed application.

I am a buy and hold investor also. I like Arlington because of the Cowboys stadium, six flags, and rangers stadium are here and I never have trouble renting my houses, and plus I live here. Send me a PM if you want to discuss.
