Hello BP Community,

I recenlty purchased a SFH for buy and hold strategy. We want to purchase two more before the year ends.

Does any local investors have any opinions on investing in SFH vs MFH? Our long term goal is to build a portfolio of ten properties in Ohio for positive cash flow.

Sorry for the delay guys. I am in two escrows currently.

The price has now changed to $81,500, we countered for repairs and they lowered it. 

I'm doing 20% down. The loan amount is $65,200. I only got one home owners quote for $717 per year. The property taxes will be around 2.2% per year. 

Please correct me if I am wrong.

Thanks for your feedback guys. The price dropped $7,000 overnight, so we are offering $80,000. The house needs some work. Like, $1500 worth.

Hello BP Community,

I am looking to acquire this SFH for positive cash flow. The asking is $92,500.

The rent can be as high as $1100 per month.

I am thinking of putting down 20% or 25%

My agent thinks $83,000 is a good starting point.

You are right. Me and my agent backed out. It was not going to cash flow however I was considering living there.
