Hi BP, I am making $425 positive cash flow per month. I bought the house for $86,500. I used an online calculator and it shows I make 9%. I am not sure if that is correct. Please note the $425 excludes property management, maintenance, vacancy, and capex. Please help. Thanks in advance.

I have considered a duplex. James Wise neighborhood property class guide is great for out of state investors. Not sure what you mean by "Redfin is always a possibility later down to road"?

IF YES, ask do they lend in OH and what is their min loan size? Maybe they don't want to touch the $65,000 SFR

Yes, minimum is $65,000

We would love to but can't afford it. My wife bought her SFH in 2009 for $210,000 now it would sell for $$387,000. I bought my primary in a C- neighborhood for $214,000 but it needed over $30,000 in repairs. Just completed. California is a very tough market to buy in without cash.

Adam Vo Hi Adam, We are doing well. The SFH is still cash flowing without any hiccups. I read you wanted to invest there. I highly recommend it. Good place to get started.

Hi, Everyone,

Looking for some outside help. We are flying to Cleveland for Veteran Day weekend to look at acquiring two more SFH's. We are not sure if we should finance both or purchase one with cash and the other with financing? We are looking to spend between $65,000 to $80,000. We need help with the pros and cons doing either option.

A little background on us. We have one SFH rental in Sacramento, CA and the other in Parma, OH. Both are cash flowing.

Any feedback will help.
