Each unit is being rented for $695. I would be living in one of the units. House hacking is difficult in my area.

According to what I came up with. A fair offer would be $367,000 if there is no major repairs needed.

Hello BP Community,

This is a four-plex being sold for $400,000. The property class is B-/C+. All four units are rented for monthly gross income of $2,780. I am not sure if the owner is paying water and trash. I am assumming they are. I would like to make an offer. Please help.

Thanks for responding. Yes, I agree. That's why the property has been on the market for a while (308 days). The price is very high and it looks like the owner won't lower it too much. I will keep looking for more properties.
