Hi Jeff, Welcome to the BP community. I am a contractor at Travis AFB and been there three years. You heard correct, Solano County prices have sky rocketed the past 3 years but the cost of living has not :). Anyhow, I have been looking at MFU's for the past four months and haven't found a good deal yet. I know the area well, send me a PM regarding schools and this area. Let's grab a coffee in September.

Hi Ryan,

I am interested in house hacking myself. I am also a newbie.

My advice is pick a good area (Property class A & B). Having good tenants is very valuable. And off course finding a good deal takes time. I have been looking for a while now (beginning of 2016) and you have to be persistent.

Hello BP Community,

I was wondering what is the calculation to assess value of a property. For example, there is a MFU property in Fairfield, CA. The asking price is $500,000. All four units are rented out for $900 each. The property tax is $5000. I think it's overpriced. Please help.

I agree, HUD properties require lots of research. People have suggested to buy HUD MFU's but doing the due diligence requires lots of reading.

How does someone do their due diligence on HUD properties? Since you are bidding on them without inspection.

Hello BP Community,

I have been looking for MFU's in my area and outside (Solano County, CA) but haven't ran across anything. I was suggested by another member to look at HUD homes.

Can anyone chime in who is bought a HUD property before (MFU or SFH)? I am interested in how people find them. It seems that you have to purchase some sort of package from some third party websites. And can potential or future investors buy them?

Thanks for replying. My goals is passive income. I think REI will get me there faster but I want a change of career as well. I have been a neurodiagostic technologist for almost nine years and wanted to pursue a different career. The programs are 100% online. So, pursuing both is very feasible.

Thanks Daniel. I will hold off on opening a LLC until I have some properties (4 or more). My FICO score is 815 currently. I hope that will be good enough for them.
