Stefanie was terrific. Great to always hear about avoiding mistakes and things to watch for. Minefield avoidance is certainly key!
I was lucky enough recently to chat w/ John on a 1 on 1... the whole group will be enriched by his knowledge and wealth of experience!

chico so far costly to get MFRs to work well...
Student MFRs I haven't looked extensively ... the few deals I ran the numbers were still not decent ...
Non student mfrs in town also not great deals similar to other Norcal locales...

Lots of Meetups in Sacramento-- go to meetup.com and also just like Michael above the biggerpockets.com/meet ...
Do keyword alerts too-- all customizeable so you can nail down when folks post in the forums for Sacramento and MFR's or sacramento and commercial or ROSEVILLE and Storage units etc...
they are SUPER helpful,
Good luck with your education... im on the upslope myself....don't forget the AMAZING PODCASTS. Great way to learn while you are doing nightly dishes or working out (the 2 places I listen mostly because we have essentially no commuting traffic in Chico! (yea for me).
loads of great resources on the site...webinars, book recommendations... just endless truly.

BTW which solar company did you use? I think awhile back I contacted AES....I am looking into Solar incidentally for my SFR...(are you ready for the 106+ temps this weekend!!)

I know there is a BRAND SPANKING NEW MEDICAL SCHOOL (private) either starting or just has started kicking out students and doctors to be in Elk Grove... it is NOT affiliated with UC DAVIS in any way, shape or form.

However, I did try to browse the area on TRULIA to look for MFR's near there (figuring med students would be a great place to rent to if I could find an investment property there... but like other posters have mentioned... ELK GROVE is a bastion of SFR' nearly entirely. It is a decent suburb of Sac and little if any drama. Rents are way to low vs price to own to justify purchase at this point in such a hyperinflated market IMHO.

Oakland more landlord friendly vs BEZERKELY.
I'd never consider Berkeley for rentals due to Tennant friendly code ... Oakland slightly better but both places impossible to cash flow. You are banking on appreciation only. Caveat Emptor. Buyer beware.
That said I used a very good professional PM company when i did own in Rockridge for my prior SFR.

YEAH its awful/funny/sad when I watch any of those medical shows and the MRI's or CT scans or Xrays are upside down/backward ! Plus ALWAYS they show doctors in certain specialties that WOULD NEVER do those procedures in real life (like a routine ER doc "coiling a brain aneurysm"-- yeah right... NOT!)

Have u also considered north of Oakland?? El sobronte or El Cerrito? Reportedly even Richmond (!) is getting to be doable!?? Might sneak a peak in those regions too...
also what about near lake Merritt ? That used to be decent bang for your buck?
Good luck Ben... The good part you have to realize is, even if it's near the peak, you know Bay Area real estate prices will always, go stratospheric and the next peak in 8 to 10 years will be larger than the current peak etc. etc.
You could also try out in east bay further out like Concord or Pleasanton ... Danville /Walnut Creek likely
Way too pricey....
