It was previously a STR on AirBnb with 4.9 stars and a lot of good reviews! But the seller is taking all the furniture so we will be furnishing it and basically starting from scratch!

I'm under contract to purchase my first AirBnb! I have a few long-term rentals but short-term is all new for me! With that being said I need some advice!
There are so many factors and moving parts when it comes to getting an AirBnb up and running. If you have owned and operated a short-term rental what is one thing you would do differently in the beginning in order to achieve those 5 star reviews as well as maximize cash flow?!
The property is in the Kansas City metro area just a short drive to local hospitals and downtown! A 2 bedroom/1bathroom SFH with a garage and fenced in front yard.
All tips and tricks welcome!

I personally would keep them!
One of my tenants washing machines just quit working (it doesn't fill with water), it was a pretty old machine and they have been in the house 3 years with no prior issues. I had a service tech go out and he wouldn't even charge me because he didn't think it would be worth it to fix. The control board was bad but finding a part for such an old machine wouldn't be easy and that might not have even fixed the issue. Due to the unit being so old he recommended just replacing the entire unit. So now I'm just debating picking out a brand new vs used unit or a complete set vs just replacing the washer!
None of my other rentals have washers or dryers, just hook-ups, but if they had units to start I would have kept them and fixed/replaced them as needed.

Thats good to know! I'm working with CSSI® – Cost Segregation Services, Inc. as a rep so it's great to know what good competition is out there.
Anything in specific that left you happy with the firm or services? I'm thinking it might have something to do with your rep Yonah!?

If you are a small business (less than 500 employees)...Have you received your ERC tax REFUND?!?
The Employee Retention Credit rules have changed and if you weren’t eligible before, now you may be able to take advantage of the valuable tax credits offered by ERC Specialists!

Mortgage processor would be a good idea! Do you know if I would have to get any extra certification for such a role? And is it easy to find that type of job without previous experience in the mortgage industry?
