Great Questions! We are registered. Using a 506c 

We have 1.9 Million dollars invested including our own family.

The others close to 80 people. 

And lastly to be honest with you, we have no doubts we will close on time. But just in case we can extend the time if we need to. 

We also Have a over the raised amount in soft commitments, but it wires close to 70% of the total amount that needs to be raised.

John!
Man, thats another great queastion.
The team and I are extremely focus on building relationships in order to built a great reputation. Because of the past performance we are now getting leads come to us instead of us finding them directly. (Brokers)
Now the Deal, only had a 5 page OM. I'm sure a lot of people saw the OM and did not care for the property. Since we know exactly what we are looking for... 
we were able to find this opportunity. 

This Deal is due to close in 60 days from now, 
I am currently looking for more investors to be part of it till it gets fully subscribed.
currently 75% subscribed. 
any idea of anyone wanting to invest in Multifamily?
Its a relationship thing. 
the goal is to acquire more opportunities in order to offer more chances to the people. 
The more investors I meet, the more they will fall in love with the strategy.

Man, Great Question. 
I am basically pitching you the deal? 😄  no problem. 

The Property is currently 200 Under Market rents. (Not part of Under writting but we are currently in control of the property and we are signing new leases for 250 dollars more).
There's 138 Units Total. 

138 units × 200 Add rents × 12 months=331,200
Thats of Additional income. 
Assuming we Refi in year 6 at 5%. 
That's 6.6M of additional Value.
3 commercial units are vacant, we're looking at leases at $25 a sqft. 
5 of them that are leased right now are leases at $17 a sqft .
market rents for sqft is $28 dollars. Property has 21,000sqft of commercial space. 

the other upside is on amenities, pet fees, pet rents, cover parking, vending machines, pest control, amazon lockers which all equal to 3.6M 

now each of these are not too much. But keep in mind there is 138 units which makes it super valueable. There's a few other thing we will be implementing to bring the value even higher.

now the reason why the commercial spaces are so low. Is because the developer offered the commercial tennats, super low rent if they cover their own expenses to remodeling. They are lock with a 5 year triple net lease. 
Once the leases expire, we will increase them to market value.

 Sure thing,

Price is 41.5M the Fix Rate is 4.3% and Going in Cap 5.2% 

Its A class treated as a C class. Because the owner is a builder. Im sure you know the reason why that's a big note. 

Upside by year 5 is over 20M.

Its mix-use. 

has commercial and on that alone there's is a 7million upside. 

haven't closed yet. Downpayment is with closing is 18.5 Million. 

No capex. Property is Brand new. But part of the bussines plan is to add a few things to the property to increase its value even more.

2 year Hold, hardly put anything to actually re-sell to a flipper.

Sure thing John, and I appreciate your interest. 
It's actually a deal Im currently working on. Will be closing very soon. 
Overall details. 
80/20 Split 
Current Going in NOI is a bit over 2Million. 
Assuming a loan. At a fixed 4.3% for 9 and a half year that is left. 
Which means going in the property will cash flow right off the bat.
Investors will get an average of 6.25% CoC year 1 and the equity Multiplier is 2.7x.
ARR is about 26%. 
Now, the real powerful thing here, is that once refinance ready which is year 6.

An investor would make the returns a explained but, forever cashflow even after no longer being invested because the investor will hold their original position on the deal. If it happens to sale, the investor will get another equity roll. 

I hope it is understandable. 
I tried to simply as much as possible. 

but the whole idea is to repeat this same strategy will all the projects in order to really make an impact. 

the average hold time will me minimum 10 year. 

that is my strategy.
