Great Question. I don't buy you out of any of my deals. Meaning even after refinancing and getting your equity multiple and original investment back, you hold the original position on the asset. Meaning you will still cash flow. Till I sell . Which im holding for minimum 10 years.

Hi, Yes. Owners are starting to realize that they can't sell without working a creative financing. I'm currently working a Deal at a 5% IO with 7 years balloon payment. The Cap is a point higher so automatically cash flow. Lots of upside in rents and amenities.

Great area for Newer investor vs starting in Tampa. House prices are lower and returns may be greater. You just always good do research.
