Rob, there's a forum category for deal analysis. I'd recommend running the numbers using the bigger pockets calculators and posting your analysis for feedback.

How is the market down in Cedar Rapids? I've heard that Dea Moines is pretty hot right now, and Waterloo is kind of a slower market. Just curious what CR is like.

Cedar Rapids probably falls somewhere in the middle. The below market houses in the better areas of the city seem to go pretty quick.

It is still going... I hope to be posting a success story with pictures in the next few months. For the line of credit, I recommend calling a bunch of local lenders and tell them what you are trying to do. I ended up working with the commercial loan department of a local bank. I put 20% of the purchase price down and then received line of credit for up to 80% of the post-renovation appraised value.
