Im an attorney broker as well so looks like I can get rid of the $450 salespeson and broker application. I already pay for MLS so it will be roughly $3000.

@Wes Short I have an airbnb in Boston there is a separate cleaning fee that can be charged which isnt part of your nightly rate.  I think VRBO and Booking.com is a little different but you can upcharge for cleaning.   If you have your system in place its not bad.

I would say take that $30k and invest it into something.  Be like Nikey and just do it!

I would def look at the systems (heating and electricity) as well as look for any problems with the roof and structure. Def try to gauge what the rental market is.  I typically use rentometer and truilia (for there crime heat map)

Make sure you do a rental analysis to make sure you are getting the necessary ROI.

Figure out what your  Max Allowable Offer will be.  Get comps for the property.  What do you want to do with the property if you get it?

Got it gotta work on SEO!!!  Damn I thought I had it bad with 3 degrees but you got a full 5 hahaha.  I will look out for the SEO resources!!!  In the mean time I will look on my own THANKS!!!
