For those who coldcall (wholesaling or agents) on the weekend what are the best times to cold call? Morning Noonish, Afternoon.  What about Saturdays vs Sundays?

@Rich Hupper  The good think about solo 401k is that you can borrow against it penalty and tax free to fund your deals.  (Typically 50k or 50% of the solo 401k balance whichever is smaller)

@Dmitriy Fomichenko I do flips/rehabs.  If I can defer my taxes on my flip profits and reuse a portion of those profits invested in the solo 401k at a low rate (hard money loans can be 3 points and 9% or more) to put in more deals it would help me grow my money in a tax free/deferred manner as much as possible.

Wow I read that you can put money in a solo 401k and then borrow from the 401k penalty free? Has anyone done this?

@Andrew Flora I’m in a similar situation with my flip profits and can’t rent it out cuz that wouldn’t make sense with my hard money financing and inability to convert to conventional financing since I don’t have w2 income.    The only way I can see is a self directed solo 401k to defer some of the taxes and then eat the rest of the tax hit....

I got marketed into buying a time-share and now money is just dripping out of my pockets on maintenance fees. Does anybody have any experience getting rid of them?  I don't care if I have to give it away I just want to stop having to pay monthly maintenance fees!

Hey @Marianna Osipenko

I invest in Boston, South Shore and Springfield.  I'd look for areas that have strong economic drivers like hospitals, schools, commuter rails etc.  Also good rents relative to price.
