I wonder how Reno, NV compares to this list. A large population increase over the horizon and the TESLA gigafactory down the street starting operations soon. Real upward potential or over-hyped? Any ideas?

That's too bad people take advantage of the system like that. If they don't have proof of the dog passing an extensive training program that's a deal killer. Good luck on your decision.

Have you ever considered popping over the hill to Reno, NV. Prices are still high her but not as much as CA. With the industry coming here like TESLA and Switch there is some good potential. But who know what will happen. Good Luck investing. Let me know if you need any information on the Reno area, been living here over 20 years.

Congratulations Christopher on starting. I too am just starting out and looking to network and build RE relationships. The podcasts and books are great to start learning. Also if there is a local RE investors club meeting that helps too. That's a great way to build a network of local investors. Good luck.

Post: Pulling a home out of foreclosure

Jeff is right, each state can be very different in foreclosure laws and procedure. I would make sure you research your state and county laws. I know some that will approach the owner before auction and purchase the property from them out right as a sale. The only other option for the owner is to loose everything at the auction. Especially if there is a second or third lender on the mortgage those lenders will be wiped off the property. The non primary lenders will be very motivated because they will get nothing paid back to them if the home goes to auction.

I understand your concern with the pitbull breed, however if the dog is papered as certified as a service dog there should really be no risk of the dog harming anyone. At the hospital we have service dogs, sometimes pitbulls, come in and allow the patients to pet them. As long as the owner has the papers showing the dog is a certified service dog they are allowed to be around the hospital staff and patients. Also I'm sure the hospitals themselves are cautious because if anything should happen it's an instant law suit against the hospital, staff and owner. There are also service dogs for military veterans to provide support for suicide prevention that include pitbulls. I wouldn't be worried if they have papers proving it is a service dog regardless of breed. Just my thoughts.

Deanna is correct, it is your choice if you want to participate in the program or not. People who are looking for section 8 have many resources they can utilize to help them find section 8 housing if that is what they are looking for. Good luck.

Congratulations! Sounds like your off to a great start. I love the Prescott, AZ area. With a mixture if mountains, trees and desert it has some real potential. I use to visit my grandparents down there all the time and always thought it was the perfect sized town. Plus with the large aeronautical university there maybe some potential student housing as well. How are the prices in Prescott compared to Phoenix?  Good luck!

Depending on what state you are in and even the region of the state. Hard money lenders can vary. If it is a high demand area compared to a low demand rural area the interest rates will be at least 2-5% difference. Just make sure you read all of the terms as they can be quite different then conventional finance. Good luck.
