Not sure what state the property is actually located in, but that doesn't sound right to me. I would request a copy of the agreement. Sounds like the PM is for some reason trying to protect the tenant vs protecting your best interest when you are paying for the PMs services which to me would be a red flag for me.

The sad truth is that the bank has to agree and accept the counter offered price they counter you with, receive the paperwork and sign off in order to move on to the next step of the short sale process. Can the bank counter again? I believe so , can it take another year..possibly. Unfortunately, there is no specific time frame for a short sale.

Short sales are not as easy or quick as REO or private seller.

Sounds complicated since one occupant wants him gone and the others don't . I believe the actual occupants of the house will need to evict him off the couch or you can possibly evict them all , especially if it breaches your contract.

Sounds like a clean job to me, as they say "Experience is the best teacher" no matter how expensive or frustrating it may be.

Have you spoken to neighbors to maybe someone saw something?

For out newly rehabbed properties, we install appliances after a tenant is secured.

@Pat L. yes I love that jerk chicken especially the one that is cooked on the grill..I haven't mastered that yet since that is more of a Jamaican Cuisine and time consuming in order to have the meat marinated well and slow cooked.

Personally, I did a lot of research online (market rents for locations), attended section 8 landlord briefing, familiarize myself with the Tenant/Landlord Act and the rest was trial and error.

However since stumbling upon bigger pockets, I read a lot of the postings good and bad regarding various landlord/tenant issues. Every tenant for me is a new experience and a new lesson on how to improve my process.

Sorry that has happened to you, is the water heater still there? any damages or vandalism? Some investors will offer an appliance package up to a certain amount upon sale of the home, which can be delivered after closing to avoid this happening again and puts the liability of the appliances on the new owner.

If you are concerned with future break in, I would install a security system, which the buyer can transfer over to their name when the property is sold.

In my area, appliances, copper pipes, vandalism, theft of hvac units are common with vacant properties for sale or for rent.

As my mother was from Trinidad, West Indies and being raised in there, we tend to cook with curry (we curry everything LOL) and it does have a lingering smell (depending on the type of curry some are stronger than others) which can be offensive to others.

When I cook curry nowadays, which is very rare to get rid if the lingering smell, the next day, I boil a small pot of water and vinegar which helps neutralize the odor.

If she is doing a short sale on her current home, she will need the bank approval prior to listing the property for sale with a RE Agent. Short sale is simply saying that the house is being sold for less than what's currently owed on the current mortgage.

Regarding any deficiency balance (the difference from what is owed versus what the property is sold for) , I believe it depends on your state laws/lender requirements whether she can be pursued for a deficiency balance. That can be discussed when she has that conversation with her current mortgage lender or Real Estate Attorney.

Short Sales can be a long or short process depending on the market and the current lender.

1 month rent as security which may be the standard amongst private landlords, may require more based on your rental process. Some landlords may charge 2 months if prospective applicant has shaky credit.

Look into the law requirements in which the property is located just to cover yourself.
