Post: sprucing up rental property for new tenant

What are the market rents in that area? Would your new higher price fall right in line with the market rents for that area?

I would say if it doesn't need replacing whether through basic wear and tear or broken leave it alone. I agree with disconnecting the kitchen disposal or even removing it.

Spoke with my tenant who confirmed that there are nesting in the roof area, her kids saw the baby raccoons (3-4) poking their heads out of the hole. Spoke with my pest control and he say it's nothing can be done until the baby raccoons actually leave then we can close up the holes and try to trap them so they don't come back. I also asked if we can trap Momma Racoon and will that force the babies to leave and he said probably not.

I've also done some research online and found that the babies usually leave the nest around 8-9 weeks old. I guess it's just a waiting game for us now..thank you for your responses.

any one know how to get rid of raccoons that could possibly nesting in the roof area of a rental?

Should of have them sign a receipt or something forfeiting deposit if they don't perform and move in as scheduled. But since you have text messages and advce from an attorney, I would do everything the attorney says.

I look online at pictures and ideas for colors for each room based on which project I will tackle first (kitchen, bathroom, bedrooms ) and that where I get my ideas for room paint colors. Then I try to replicate the look based on my budget. For colors in the kitchen (walls, back splash) for me it doesn't have to match, just flow/blend well.

Typically for a color scheme I love the earth tone colors (browns/tans), unless you love bright colors and just want a highlight wall.

I try to keep all the accessories the same color/finish, like receptacle covers, door knobs, faucets/ ceiling fans and things of that nature.

I have heard of this happening a lot in the Atlanta area. If I wanted my property rented, I would negotiate a new lease and terms for security deposit if the current occupants were easy to deal. If not I wuld move forward with eviction with either way I would also file a complaint with my local authorities.

It sounds like this is something that is done with a few agencies (Salvation Army/Red Cross ) in trying to secure a home for the displaced families. They should be able to give you some documentation stating that the rent will be paid in accordance to your lease terms and the rent will come directly from them. I would research these companies online for any red flags

Either you keep absorbing the excuses and losing money or move forward with the eviction. Sometimes you just have to cut your losses and move on.

Of course, that's why you should document everything and send your required notices.

I haven't heard of this before . I have heard of churches paying the required deposit. However, since the Pastor confirmed he will be paying the rent, I would require the Pastor to cosign the lease and type up another document stating that the Pastor/Church will be paying the rent in accordance with your lease and rental terms.

Here are a few questions that has come to mind in responding to your post:

Who will be paying your required deposit?

Who will it be refunded too at the end of the tenancy?

Who will be paying the required utilities at the rental property?
