I have had the bank/credit union tell my clients in the past, they can not write the POF letter, as the client can go to another branch and close / withdraw all the funds. Bank Statements usually works and you can black out the account number to protect yourself. HUD just wants to make sure you have the funds to close.

I agree with all the comments above , since he was honest and forthright with his credit situation and willing to show proof . As a precaution moving forward, I would stay on top of my paperwork in the event they are late or miss a rent payment.

Highest rent is $900 4 bedroom 1.5 bath. we think it's a good investment since we own it free & clear.

I think it's slower at the beginning of the month, because everyone who is looking to move has secured a place. But you do have a few that may be looking last minute due to a secured place falling thru or last minute folks.

I have a clause in my lease that states I pay for pest control within the first 30 days of occupancy, after that the tenant is responsible and I will refer my pest control guy to them.

You probably need to assess the property and seal any holes (inside & outside) with the steel wool (shred it before stuff the hole-my pest control says that annoys the mice/rats gums and they stop chewing) , then seal with the spray foam.

You would have to have that stated clearly in your lease. Not to mention, a lot of people put dishes in the dishwasher without rinsing it off to remove food remnants, which to me would imply the tenant was negligent, which cause the problem.

I had a tenant move into a SFH from an apartment and put paper towels in the toilet, needless to say it caused a major problem, but since I had a clause in my lease about negligence, I paid for the problem to be fixed and they repaid me.

Good deal! I think a lot of investors may believe properties in this price range are basically a demo or in a bad area. Even if it's in what's labeled as a bad area , everyone needs a place to live .

Rental properties are just that rental properties, if they don't like the floors, they should look for another property in which they like they floors. If they start off with such complaints, it's only going to get worse. Either they like it and it will work for their family structure or it won't.

Rent the property as is.
