Yes I have done rehabs during the winter months and if the property doesn't have heat, we just bundle up and take breaks occasionally to warm up.

A few of my tenants do this, but the account that they deposit into I keep minimum funds in it (to avoid shady happenings) and transfer rents payments into my main account , they all deposit cash/money order I don't accept personal checks. Some have even sent me a picture of the money order.

I agree with Kyle, I would request to see some payment history which would reflect the frequency/stability of the payments

@Andrew Olson I would suggest you do your due diligence and perform all the inspections in which you would need in your area (termite & moisture, home inspection), even if its for informational purposes, at least you know. Pitfalls would be some things your brother/friend may over look or may not be brought to your attention if you don't do an inspection. Ask them to take some current pictures or video n which they can email it you.

Unfortunately, lots of times the tone of written communication such a internet posting/email/text messages can be taken out of context. Outside of how you are taking his/her tone in the replies to your posts are you getting the actual message in which the responder is trying to convey?

@Andrew Olson You probably need someone local whom you trust to take a look at the property and give you a real assessment of the condition and the area if you are not familiar with the area.

I had a client in the past that was overseas and he assigned a friend of his as Power Of Attorney (just for that particular transaction), who was able to look at the property, sign documents on his behalf during the buying process and close on the property since the actual buyer wasn't local. A good RE attorney can help you with that

Sounds like a disaster waiting to happen unless it's a community pool which has rules and a life guard.

I would get a copy of the police report file a lawsuit against her for damages after consulting with an attorney. Hopefully you have pictures of the damages caused to the property as a result of the car accident. If need be, I would pay a skip tracer to locate her or maybe the attorney can locate her. Hopefully you have landlord insurance to offset/pay for the cost of the damages to the property.

Regarding keeping the outside of the property/unit clean, you can include a clause in your lease unsightly conditions/clutter outside of the property.
