Did your PM say why he/she denied the other 2 applicants? Definitely not the 9 pet person, the damages, pet stench/damgaes will probably cause you to replace more than the flooring again. I would select the nurse since her income is stable, reference from previous landlord is stable and she is current with her debt. Unless you can financially afford to hold out for another applicant.

Are basement rentals common in your area? My opinion is the spacing looks cluttered

All work should have been approved by you and have a licensed contractor do the work. What will happen in the event of eviction or they decide to move out? Will they want to remove all the upgrades? sounds like you need some documentation regarding past and future work if you don't stop the improvements.

You can incorporate that into your lease, however there is no guarantee, the tenant will maintain it . I do the pest control before they move in and once within the first 30 days after a tenant takes occupancy, then it's up to the tenant to maintain.

Request a letter of satisfaction from the creditor and submit to the 3 credit bureaus and keep for your records in case this ever comes back up.

Arnaldo Gonzalez Congrats on you finding your passion with a career in Real Estate, since you will have access to the MLS once you hang you license and start working at KW, you will have access to lots of information
( current properties for sale, tax information, sale history, owner information, comps and so much more)
Effective techniques for finding buyers/sellers and renters would be to start within your own network of family and friends, even social networks. Once you actually start working at KW, send out a announcement notification of your new career (via email, or snail mail with your business card- contact information)
Don't think it's illegal to be an agent and invest, discuss with your managing broker.
Regarding the risk, with everything it's always some kind of risk, it's just a matter of how much.
Regarding property liens, you should be notified after title search is complete, do your inspections (termite, moisture, maybe even a home inspection and get a written report) My preference is single family homes vs apartments/condo/townhouse unless it's at a extremely great price and factor in HOA dues....hope this helps.

Amie D. I would let them do it based on a few things : 1 they would also have to pay for a survey to ensure the fence will be on your property, 2- Contact the city regarding any permits that may be required and find out if the City has any rules regarding the type of fencing that can be placed on the property( privacy fence vs chain linked) . 4-if all goes well with all of the above, have them sign something stating that they are installing the fence at their own expense and and it will stay with the property.

New York evictions are much longer than a lot of other states. I used to work for a company in New York which provided furnished apartments rentals (weekly, weekends, monthly) Client booked 2 apartments, moved in after 3 months stop paying, although the company took her to court for eviction it took over 3 years to get her out.

Brandon Turner LOL..yes, I cruise BP at all hours of the night when I can't sleep or wake up at the before the birds starts chirping. It's now 430am in Virginia and I am on cruise control on BP.
