When I was licensed in NY, I was able to take the classes but wasn't able to actually sit for State Exam until I had a sponsoring broker. Try New York Real Estate School they are located in the Manhattan

How close is the next door property? I am assuming it may be coming from a neighboring property if they are close in proximity.

I would have to speak with the contractor (check references and license) who will be doing the install to ensure that it will be installed properly as well as check into local laws regarding the upgrade, does it automatically become part of the property or when the tenant leaves will they want to remove the granite countertops because they paid for it.

A few of the neighbors know me, and have my number but I haven't received any calls from them. I am just going by what the Officer told me. I will continue to the monitor the situation ..Thanks ladies

So I get a call from the Animal Police stating that my tenant is feeding stray cats and the neighbors are complaining about all the cats who are allegedly doing damage to the neighbors property and the neighbors can possibly file a lawsuit against me for damages done by these stray cats. I have spoken to the tenant who said she has removed all the feeding bowls and have stopped feeding the cats since she has received the notice from the City and will comply with the city to trap the cats who in turn will be turned over to the ASPCA. I have already sent her a written notice to stop feeding the cats, as well so that I have something in writing. Any advice as to anything else that I can do to protect myself and avoid a possible lawsuit?

Carrie Herrmann so did the former landlord not have any rental documentation/files for the tenants? If not, then you really have no information on the current month to month tenants. Did you start off with a "New Owner/Management Introductory Letter" to the tenants?

I wouldn't ask those questions. I would have to select a tenant based the information on the rental application, credit, references . You may want to include something in your lease regarding compliance with local/state laws regarding noise, city requirements regarding maintaining the lawn and the cost of city liens which the tenant will be responsible for in the event they are non compliant. Regarding a lifestyle question, that can be taken out of context

Ray Orellano Although I am not an attorney, sounds to me that you would need to discuss your states title options with an attorney or closing agent to ensure you will inherit the property. Grandma may also need to document your inheritance into a Last Will and Testament and how that can affect other possible family members attempting acquire the property.

I never include washer/dryer in a unit when renting, I typically only include and maintain Fridge and Stove and replace/repair when its not working. Flower beds, I would encourage that because it can increase the value/look/curb appeal of the property. Fire pit, probably not.

I allow pet based on size/breed and adult weight for additional non refundable pet fee or pet rent ($25.00 per month) added to the monthly rent. Tenant has to provide copies of vet records and license/registration based on my locality requirements and also document it in the lease including the name/breed/size/color and also note no additional pets are allowed without approval.
