Welcome to Nashville Daniel! Im also a recovering Californian who relocated here :)

I'll echo others here, you can get qualified based on the income of the property, a DSCR loan, or other product. It's not hard and you have more than enough to put down to get a great small multifamily property here in Nashville and get started!

I'll echo what all the smart folks are saying here. Break that lease OR offer to do all the legwork fining a proper tenant to take over (as a landlord for my properteis if a tenant needs to move I let them out of the lease without penalty ONLY IF I dont lose rents, they find the tenants, and they pass my credit screening). Ask, he may just let you.

@Annette Barnett Nashville does have some nuance for NOO STR but there are some nuances that allow folks to get creative. We also have some fantastic title companies/lawyers on our team that are adept in allowing NOO STR. Fee feel to Reach out if you think we can be helpful!


oh and MTR is also a fantastic solution here especially when you are close to the many hospitals or colleges. Can be even better returns than STR

Totally agree, 1031 that into a small multi family in a growing city like Nashville, Charleston, Tampa. Rent increase alone for the coming year will be more than 4%, In nashville we raised rents this year by 7%-10%. Then you can either rent your primary residence or buy, which you can afford with your 1031 profits and paying no tax. I would recommend renting your primary for a bit and buy 2 small multifamily properties. Then refi one of them next year or 2025 when rates are lower, take that cash and buy that home you love for your primary. My 2 cents
