Newbie here with one rental under my belt in Petersburg, VA. Looking to pick up a rental/section 8 partial rehab in the Baltimore market in the next few months. Is Anyone working in the west Baltimore market who could give me some pointers or "Ok" areas/streets? Also any reputable GCs I could be referred to as I am about 1 and a half out from Bmore and cant commute there weekly?

Hello,

I am rehabbing my first property (owned free and clear) and my contractor wants to purchase it through seller financing. I was planning on doing a cash-out refi and start the BRRRR strategy. Is there any way to pull equity on the house (so I can buy more properties) while seller financing the house to the buyer?
