DOuble back on @Dan Stehr comment.. I as well am paying around $330 per window and the lead time has been crazy. I got the rest of my windows installed yesterday and I order them back in early April.

I own a 4 unit that I lived in in 63111 on South Grand by Delor. As the other investors say its hit or miss in this area. Some blocks are nice and quiet and others have the drug users and prostitutes. Now most of the 63111 area is one of the Opportunity Zone so the hopes is eventually more investors come buy the area up to change it around...but there are some deals you just have to get it on the right block

@Jeremy Kleier yeah i seen they have a section for tenants to see other units in the area... i thought that was real odd and strange... like yeah thanks tenant cloud for helping my competition out

I agree with the other investors wrote and another thing you can do since they complain they always have issues is to do monthly maintenance walk throughs this will help in minimizing them doing damage to the unit until their lease is up or you can offer them a cash for keys situation now and tell them you need them to move to solve all the problems they so call been having with the unit....basically using their BS to get them to leave
