I'm investing in Orlando, Tampa and I've looked at properties in Jacksonville.  

Cash flow is the primary reason.

Hey @Fabian G., Orlando is notoriously short on residential multi-unit properties.

I'm working with a client now who's looking for something similar, and we're looking out in the tampa area currently.

Things pop up in the Orlando area every once in a while, but they are few and far between.

@Flavio Zanetti, yes there is a small neighborhood of 4-plexes almost across the street from UCF.  The ones I visited needed A LOT of work, and were overpriced to the point that there would be no cash flow.

I, and most experienced investors here on BP, would strongly advise against paying for mentorship.

You'd be much better served by finding an experienced investor, and figuring out a way to add value to their business.  A couple great ways are bringing them good deals, or bringing them money to fund their deals.
