@Sam Alpha thanks man!  You have always been so encouraging, and I so appreciate your kind words.  To your point:

I did meet @Erin Legler here on BP.  I also read @J Scott 's books on flipping houses and estimating rehab costs, and @Brandon Turner's book on investing with low/no money down was part of what inspired me to seek out a private investor and to partner with a contractor (my own lack of funds may have also played a minor role!)  I was and am regularly encouraged and motivated by the podcasts, and am always getting new ideas from them.

I reached out to @Matt Faircloth after listening to he and his wife's podcast, and he was kind enough to spend time with me on the phone and took time to evaluate my goals and give me some great feedback about them.

I connected with @Chris L. through BP, who is awesome guy and has been generous with his time, advice and encouragement.

@Justin Stamper has connected me with some great people through his networking group, and I use his investor-friendly title company *no affiliation, they just do a great job*

I could go on and on, but you get the idea...

Hey @Pamela Jack thank you so much.  I actually hired a designer from a website called People Per Hour (I have no affiliation with them).  You can also use odesk , fiverr, designcrowd.  There are lots of sites out there, I think I paid $30.

If you want to do it yourself, I designed another one on Canva fairly quickly... and it's free.
