Hey @(Donna) Hang Vo , driving for dollars simply means driving, or in my case walking, through a neighborhood and looking for homes ripe for investment.  They could be vacant, distressed, or they may simply fit your criteria.  Then you write down the addresses, research who owns the properties and start marketing to them.

Thanks so much for your feedback.  I will definitely make some revisions going forward to include my skin in the game, exit strategies, and how I plan to pay investors during renovation and vacancy periods.

I also appreciate your thoughts on the ARV, refinancing and how you would approach it as a private lender.

Nothing wrong with offering 50k, worst thing that happens is they counter. The numbers definitely work, especially since it's rehabbed. Pay cash and then get a HELOC and go buy another property!

You may have heard this expression, but "cash will find good deals".

My advice, find out who the most successful wholesaler is in your market.  Get in touch with him/her and ask if they'd be willing to walk you through your first deal for 50% of the profits.  Then go find a great deal.

I've had so many it's hard to pin down my first one.  It probably came when I realized that went from being really intrigued by every guru I heard to having absolutely no interest in what they were selling at all.  I realized that I had learned SO much in such a short period of time, and that everything I needed to know I could learn on Bigger Pockets.
