How are you marketing the property? Have you tried posting it in the Bigger Pockets marketplace? Shared it with your local REIA?

Have you considered asking the seller if they'll defer payment until you can flip it?

Have you thought about partnering with an experienced wholesaler and taking advantage of their connections?

As @Brandon Turner says: 50% of a deal is better than 100% of no deal.

The answer is... maybe!  I just bought a boarded up house, and it was a great deal. However, it was only one on the street.  

A savvy investor will not be turned off by a boarded up house, but they will be turned off by a neighborhood full of them because that indicates something about the area, demand, ability to resell or rent, etc...

Great question!  It's just a disclosure.  You can always go back and pull a permit, although if the job wasn't done well (i.e. up to code) you may have a headache on your hands.
