Hey everyone, 

Last time, was the very first time I have ever posted one of my turnkey flips and I was overwhelmed with the amount of people that contacted me wanting to do a deal like that. I must say I normally only do maybe 2 or 3 of those a month. The rest of my deals are JV or all cash from me.

Here is the next Turnkey Flip deal that I have available...

ARV = 130k to 135k

Purchase = 62k

Rehab = 32k

CC = 13k

Our Fee = 6k

Gross Profit = 17k

Below are the basics of how it works. If you are interested you can PM me or post on this thread.  We do this as a first come first serve basis. Thanks

1. We find and locate the house

2. We create rehab budget

3. You buy the house and own the house this is not a JV or loan we are NOT on title.

4. You pay us a grand total of 6k.   50% or 3k of that will be paid upon closing to manage the construction process.

5. You pay construction straight to the contractor as we approve the invoices and work is complete. (No money is ran through us)

6. Once construction is complete we are paid the final 3k (of the 6k) for management of flip.

7. We list the house and sell it for 3%

8. When house close you receive all profit.

PS Please feel free to call me to discuss or I am also willing to set up an on site visit to my area where you will be able to meet myself and my team, as well as walk through houses that are, under contract, under construction as well as houses that are finished and on the market. (Of course this house above you would not be able to come and visit then buy this actual house as it will most likely be gone in a couple hours)

Also, I should be able to post a new house tomorrow on the Marketplace I am just awaiting the final purchase number from my wholeseller.

Let me explain a little, it is not a 4 to 5 month rehab it is a 4 to 5 month close to close. 

Rehab -- meaning from the time we close to the time we get back on the market will only be about 30 days, then you have about 30 days on market. But we are still working with the 90 day flip rule as well, so there is only so much we can do in that first 90 days. So again, close to close will be around 4 to 5 months. I am also trying to under promise and over deliver a little.

Yes of course, you can talk to my investors, once you get to the point that you are very serious on buying. Meaning, after we talk and you look at the deals and like what you see then of course if you want to talk to investors or even fly (drive) out to see me and my crew and other houses we have going on etc.

They lean to the 120k but if we finish part of the basement out to make a good size TV room then we could push the 130k.

But 120k is solid as is.

Hey man thanks for the post.

I think you may have a few things wrong. 

Instead of doing a JV deal and taking a cut of the profit. On deals like this we don't take any of the sale profits. We only make the 6k. As far as us being the listing broker, that is something that would be paid either way by the seller. So instead of doing profit splits or anything we are taking the 3% as part of our profit.

I hope that makes a little more sense.

One more update....

This property is already SOLD. The very first person that I called from here took the deal. 

I normally never post these houses on here, but if you would like for me to contact you I would be more than happy to on future deals.

I will probably do one more of these Turnkey Flips this month, the rest will be either all mine or JV deals. As I only want to do maybe 2 of these a month.
