First congrats on becoming a PL or JV Investor.

I have done probably close to 200 JV deals or so. When you want to work with an experienced flipper who has all the pieces in place to pump out flips in 30 to 45 days. For us to give up 50% of profit, we would not want to put up the front end of the rehab.

I think, to find an investor who would want to go with those terms, you maybe looking at a beginner or at best intermediate. Also, if you have to take over a flip after 6 months because it is not complete, it sounds like to me there are some other bigger issues.

1. Did you add any square footage?

2. Are permits as difficult as say Historic Grant Park?

3. Have you sold it or put it under contract?

Hello Bigger Pockets newest member!

I just wanted to take a moment and say hello as I also am an Atlanta-area investor. I live on the north-end of Atlanta but do most of my investing inside the city-perimeter. There are a couple good REIA's here in Atlanta that I would recommend you consider joining if you are not already a member. There are also some really good Atlanta-area investors on Bigger Pockets.

Here are a few tips for Bigger Pockets so you can get the most out of it:

Be sure to set up “keywords" for whatever type of investing you’re interested in with "Atlanta” obviously being the primary keyword.


Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.


Lastly, try to get involved in the Bigger Pockets community. Don't be timid - share advice and ask questions!

Finding small flips in and around ATL is very difficult. So don't think that it is just you. 

For us we had to move up and start doing larger flips just because we could not find nice legit small # houses to flip. 

I did see one a couple days ago in ATL that was like all in for 140k. That was the smallest I have seen in a while. 

Truthfully, we do all of our small flips in Chicagoland area. I am actually headed there tomorrow for a couple days to check on several projects.

Yes I think you are for over thinking it. 

I have been to well over 100 different REIAs across the nation. What you will find, is that at most REIAs you will find 60% new investors, 30% Intermediate, and 10% high level. 

Being a new investor there you will fit in very well there.

First of all welcome to the site I am glad you are on the site. 

As far as turnkey info, I would for the most part ignore the sales/marketing company in a way. Meaning, I think one of the biggest things to consider is really Customer Service. 

I think a great place to start your research is with @Brie Schmidt and @Jay Hinrichs  webiste they have a site created just for what you are going through. Its called, turnkey-reviews. Just as an FYI I don't have any affliation or receive any kind of kickbacks from them. I just think it is a ccol site. I think Jay may also have some kind of book on How to buy Turnkeys out of state, that would probably be a good read for you as well.
