Hello Bigger Pockets newest member!

I just wanted to take a moment and say hello as I also am an Atlanta-area investor. I live on the north-end of Atlanta but do most of my investing inside the city-perimeter. There are a couple good REIA's here in Atlanta that I would recommend you consider joining if you are not already a member. There are also some really good Atlanta-area investors on Bigger Pockets.

Here are a few tips for Bigger Pockets so you can get the most out of it:

Be sure to set up “keywords" for whatever type of investing you’re interested in with "Atlanta” obviously being the primary keyword.


Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.


Lastly, try to get involved in the Bigger Pockets community. Don't be timid - share advice and ask questions!

First welcome to BP, I look forward to seeing you on here. 

Secondly, Congrats on your rental success thus far. 

As far as your questions:

1. I have not worked with the mentioned company of above.

2. As far as other companies, I think I am a little confused are you looking for other REI Education Companies or other REI Companies that do flips?

3. As far as flipping goes, I have done several hundred of them and have about a dozen going on right now in 3 different states. I think the first thing you have to figure out is:

1. What type of flipping you want to do? Active or Passive

2. Once you know that decide if you are wanting to leverage or use all cash

3. Figure out where you want to invest. In state or out of state.

4. Set up your flipping team. It is easier to set up in town then out of town. 

    (If you want to do out of state flips I would recommend lending or JVing on other deals with flippers that live in that area)

This is one of the deals that I talk about, where just because you are out there and in the business, deals will randomly come your way by accident.  

I was actually buying some professional snorkeling gear and began to talk to this guy about what I do. The next thing I know he tells me his daughter just got a letter from someone wanting to buy their house. 

I asked them if I could look at the house before they did anything...

Next thing I know I bought another house.

This is my newest flip and FIRST EVER subject to....

Here are the details:

I was able to take over the mortgage at 93k

I paid the sellers 20k

Rehab is 35k

ARV 220k

Brookhaven has been a nightmare. I guess from what I have heard once they split from ATL they hired an outside company to do their permits then I suppose they had some kind of split and now Brookhaven is doing the permits and it is taking an extremely slow process. 

@David Begley   I promise I won't run you over if you are door knocking... but when I see contract in your hand well then it is FAIR game.... :)

@Mike Salisbury    I have not done a zoning variance in Brookhaven I may have to do one on this house I am building but if I do it will be a small variance and I hope it is a smooth process.

I have done some zoning variances before in ATL. And it is very doable, but it will add more time and you will have to jump through more hoops. 

It is also easier to rezone when downsizing meaning if it is zoned as a triplex and you would want to go to a SFR. I understand that is not what you are trying to do, but just some general info.
