David, I agree with Abhi, these permits for new builds etc can be a nightmare. I am dealing with a complete pain in the butt with Brookhaven right now. It as been close to 3 months and still no permits. 

One thing I am going to try next time is I heard you can hire a architect engineer firm and when they finish the city will pass their plans with no changes, as it as a stamp from the engineer. I am looking at a company called Blue Door Architect and they do plans like I am speaking of above. 

Of course they are costing double to design, but time is money..

I have done several permits for tear downs and then new builds, I have not done any straight land to build. 

As far as City of Atl and permits. I use a Permit Expeditor which ballpark cost me 1k. Then there are roughly 800 to 1k in fees from the cities. 

As far as time to get the permit. That is the biggest guess as it can go a little all over the board. I would say if you passed on everything the very first time and you needed no changes whatsoever. From the time you submit till the time you can start 2 weeks. BUT I am not saying that is very likely at all. 

We normally budget 1k for permits, 1k for expeditors, and 30 to 45 days for permits.

Hey man, thanks for the compliment. 

As far as the GFCI above the sink...

If you can zoom in on it you will actually notice that it is a GFCI. The two little breaker buttons are white instead of black and red. I am not sure why my guys used the all white versions. 

Anyway, you put it, good catch.

Great question about the wood tile and the rest of the flooring. I have to admit that was the biggest thing that was going on in our minds was what about the rest of the flooring. 

Because we were doing about 50 houses that year we did test it out and it worked ok, but I would have to say that I would not do it again where a bathroom floor and a hardwood floor from a hallway or such connected. Carpet to bathroom wood tile would be ok.

Yes I can see the 2% on lower end areas where you buy at 25k or something like that. 

But in general the 2% rule is simply put, if I pay 100k for a house then I should want 2k gross rent?

Good Lord, I would love to know where that area is? Does anyone know? Is anyone doing that good, no correction that great, at cashflow from rentals. Minus maybe the one off deal here and there that is a crazy steal? 

Is there a part of the country, that you can get solid rentals, that are resellable to end buyers when the day comes, while collecting a steady 2%? And be able to do consistent business there? Meaning buy more than one house? If someone is wanting to build a rental portfolio?
