A couple quick thoughts....

1. Being nervous or scared is not a bad thing like @Elizabeth Colegrove  said it keeps you alert. 

2. IMO I would try to stay away from a marketing company that is simply marketing a property. Now it does NOT mean that it is a good deal, I would just prefer to be buying straight from the person that is going to be managing them. 

3. This is a long term investment for you and a large cash investment. I really would NOT buy a house like that without seeing it in person. There is nothing that someone could tell me or show me via pics and data that would allow me to buy a house like that. Now, perhaps, after I had bought several properties from the same company and saw there style of management and customer service then I would consider. But definitely NOT my first house. 

4. Lastly, this is the MAIN reason why I am in love with @Jay Hinrichs  and @Brie Schmidt website turnkeyreviews. It gives us a place to look at what is happening around the nation with different turnkey providers. It truthfully, overtime, will pull back the curtain on a lot of so called turnkey companies. And even better it will prove who the best turnkey providers are across the nation. Not on their opinion, but on real life investors who are buying turnkey rentals across the nation. So if I was you, I would try to do as much research their first, as you will get a lot of real feedback from real buyers. I think it could save you a lot of headache.

First allow me to say Happy Valentines today to everyone the couples and the singles. I have been through both.... 

Today, me and a flipping partner here on BP @Jay Hinrichs (Turnkey-Reviews) put an incredible deal under contract on Valentine's Evening. 

Purchase Price: $520k

Construction: $350k

ARV: $1,400,000

Selling/Closing Cost: $100,000

Gross Profit: $400,000

Now that is a HECK of a deal. But here is the lesson of the story. 

I was sitting on the coach getting ready for the Valentine's Date and I got a text from a great wholesaler here in the area, @Wes Love @Manesh Hardeo , Wes simply stated I am leaving a house and here are some numbers.... He then sent over comps within 30 minutes. 

Within 30 minutes of us getting the info on the house @Jay Hinrichs jumped on the deal and Wes drew up the contract and docusign was complete. 

Moral of the story.... is that deals don't wait on us, they don't work on our schedule or around holidays, or no nights or weekends. You had three "fairly successful" investors on Valentines Evening closing up a flip. With possibly around 400k of profit. So when the deals come, you must be ready as well.

Hello Bigger Pockets newest member!

I just wanted to take a moment and say hello as I also am an Atlanta-area investor. I live on the north-end of Atlanta but do most of my investing inside the city-perimeter. There are a couple good REIA's here in Atlanta that I would recommend you consider joining if you are not already a member. There are also some really good Atlanta-area investors on Bigger Pockets.

Here are a few tips for Bigger Pockets so you can get the most out of it:

Be sure to set up “keywords" for whatever type of investing you’re interested in with "Atlanta” obviously being the primary keyword.


Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.


Lastly, try to get involved in the Bigger Pockets community. Don't be timid - share advice and ask questions!

Thanks for the compliment about my site. 

If you look at it again sometime there is a button called "flips" and there are about 50 or so flips from the midwest that we did the last 12 months or so. 

We mainly focus in the Chiacgoland area. Our deals look like this:

Purchase 60k

Rehab 40k

Sales 145k

Minus 10% of ARV

Minus our fee

Profit 20k or so on deals. 

We love them they are nice quick and easy 4 to 6 months in and out. Quick turns.

Atlanta Investors, 

We are already over 50 investors we have room for a total of 75 for this awesome Meetup at Home Depot corporate office.
