All Right everyone is here my latest Turnkey Flip.

The house is located in Midlothian, IL 60445. Its a 3/2

ARV $150,000.00

Repairs $35,000.00  

Price: $72,000.00

My Fee $6,000.00

Closing Cost $15,000.00 (10%)

Carrying Cost $1,000.00 (Utilities and Insurance)

Profit $21,000.00

Below are the basics of how it works. If you are interested you can PM me or post on this thread. We do this as a first come first serve basis. Thanks

1. We find and locate the house

2. We create rehab budget

3. You buy the house and own the house this is not a JV or loan we are NOT on title.

4. You pay us a grand total of 6k. 50% or 3k of that will be paid upon closing to manage the construction process.

5. You pay construction straight to the contractor as we approve the invoices and work is complete. (No money is ran through us)

6. Once construction is complete we are paid the final 3k (of the 6k) for management of flip.

7. We list the house and sell it for 3%

8. When house close you receive all profit.

PS Please feel free to call me to discuss or I am also willing to set up an on site visit to my area where you will be able to meet myself and my team, as well as walk through houses that are, under contract, under construction as well as houses that are finished and on the market. (Of course this house above you would not be able to come and visit then buy this actual house as it will most likely be gone in a couple hours)

I just wanted to take a moment and say hello as I also am an Atlanta-area investor. I live on the north-end of Atlanta but do most of my investing inside the city-perimeter. There are a couple good REIA's here in Atlanta that I would recommend you consider joining if you are not already a member. There are also some really good Atlanta-area investors on Bigger Pockets.

Here are a few tips for Bigger Pockets so you can get the most out of it:

Be sure to set up “keywords" for whatever type of investing you’re interested in with "Atlanta” obviously being the primary keyword.


Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.


Lastly, try to get involved in the Bigger Pockets community. Don't be timid - share advice and ask questions!

It is very cool program. 

As a flipper I would never show pre buyers those videos or any type of before shots. 

HOWEVER, where I think you could use that program us with Private Lenders. That would be a great tool to show them.
