Since it is a longterm rental that you have I would consider that in your decision making process. Meaning if you leave the hardwwod floors in there you will probably never have to change out the flooring for the entire time you own the house. 

So if I could I would keep the floors even if it took a little longer or cost a little more. 

If I could see a picture I could try to help in letting you know if you could keep those floors.

We use colored cabinets on probably 80% of our houses and they all sale very quickly this house is already sold. I think you have to stay in certain price ranges because different areas and different price ranges require different things.

Installing a new glass block window in the main hallway bathroom really added a nice touch, but the tile choices from Home Depot are what really put the upstairs bathroom “over the top.” Just look at the before and after pictures, and you can hardly tell that it’s the same bathroom. But the most drastic change—probably more drastic than any house we’ve done—is the downstairs bathroom. The downstairs toilet used to be located in the middle of a utility area. Our contractor ingeniously relocated the water heater and concealed it behind a closet area next to the furnace and other utilities, thus allowing us to finish off the downstairs bathroom with drywall walls and tile flooring. Instead of an ugly, unfinished utility area, this downstairs room became a very spacious half bathroom.

I am not saying ATL is not a good place to invest for buy and hold.  When I started buying for Buy and Hold I lived in Chicago so I was buying rentals in IN. I later moved back to ATL so I continue to buy rentals in IN. 

I really enjoy the house I get for the price I get it and the rent it provides and the type or level of tenant I get in that area and price point. 

I think there are several areas in ATL good for rentals though.

Are you talking 3k a month is low to be a full time wholeseller?  

I am not trying to be a full time wholeseller, we do full time flips and am looking for another way to bring in more deals.

If 3k is a hobby level wholeseller what do you consider to be a Professional Wholeseller Budget?

Hey you should check out Victor Maas in SA. He is a RE Attorney and RE Broker but he is mainly a wholeseller and as every contact you would need in that area. 

I am good friends with him you can find him on his website just google Victor Maas Attorney SA. He should pop up. 

He also runs the biggest REIA in SA as well.
