@Belinda Lopez where is your eBook on the startup RV park subject? I'd like to learn more about developing raw land into a few (>10-15) long-term RV spots and know the pitfalls, etc.

@Sam Gottsegen, I send postcards so I’m taking calls from them. People reveal quite a bIt on the phone. Their tone, inflections, etc. say a lot. I’m making offers at about 10-30% market value. I’m typically not buying lots that won’t retail less than $7-10k and I’m not doing a high volume. Im doing the “quality over quantity” deal. My latest is listed for $80k, all in for $16k. And another is all in for $5k, listed at $20k. I can see the advantages/scaling opportunities in the blind offers but I’m not into that much.

Bro! Get into flipping land today! @Seth Williams at RETipster.com has the best content on the subject on the market IMO. There is always plenty of supply though. People will literally throw land at you for pennies. Most of the time they’ve just been paying taxes on this piece of land that’s 1200 miles away for 25 years that they’ve never seen that they inherited. When your postcard/letter arrives, it’s never looked better. They aren’t as emotionally tied to it as they are houses. It’s all a numbers game (direct mail) though. I purchased my first lot for $600.00, sold it, netted $6k, all remote. I was hooked.

Get lists directly from county. Quality will be much better.

Hi, 

I'm looking to purchase my second deal but I had a few questions about the contract with a deceased owner.

Ok, so a widow reached out to me wanting to sell a pair of properties in Texas, but it looks like her deceased husband is the only one on Title according to the county website.

1) I'm assuming the Title company will be able to work out the widow, survivorship of the property and legally she'll be able to sell it to me? Does the wife need a Death Cert.? What will the Title comp need?

2) I'm writing up the PSA and for the seller's name up top, do I put hers or the husband's name? Or both?

Thanks for all the help y'all! It'll be my second deal, and it's a sweet one, so any help will be greatly appreciated.
