@J. Martin Good idea.

I have to say i've never used Postlets, although I've heard a lot about it.  I never thought I needed anything else than craigslist, but it's good to know that there's something else out there that seems to be getting really good reviews from landlords.  Nothing wrong with an increased applicant pool to choose from!

@Jeremy Benson Welcome to the site!  I think it's always a good idea to have a good property manager in your back pocket just in case you need one, or are planning on getting one down the road.  

What do you know currently about property management?  Are you familiar with state and local landlord/tenant laws?  Also ,if you are buying a 4-plex and planning on living in one of the units, are you planning on managing the other 3 units by yourself?  Or would you prefer a manager?  If it is the former, I would read up and talk to as many people as possible about the ins and outs of being a landlord so you don't find yourself in a bad position.

@James Wills I would go out of state if I were you.  California is not cash flowing well for buy and hold investors.

I would do as much research as you can about the market you choose.  Talk to as many people as possible, read forums online about neighborhoods, build a team of property managers/brokers/contractors/handymen/real estate attorneys, etc. and take as much time as you need to feel comfortable with that market.  Know it like you know your own neighborhood.

As another gentleman said above, it is riskier to invest in a weak local market than a strong out of state market.  This is very true, and even more so when you have your ducks in a row.

@Leigh C Gotcha, good points.  It's just I know someone who is thinking about investing there and thought there may have been another reason other than proximity to the beach for your take on Gainesville.   

Not to hijack the thread but do you think Gainesville is a solid investment market for multi family properties?  I would think the steady flow of college students and employees at University of Florida would create a good environment for rentals. Not sure if you have experience in that market though.  If you want to PM me you can so we can leave room for the others to talk to the original poster.

@Brian Fazekas Welcome to the site.  I'd love to know out of curiosity, what the numbers are in your parts.  How much do you typically buy a single family home for and what does it sell for after rehab?
